ENVIRONMENTAL IMPACT
The Company is proactive in developing Green Rated properties and in reducing utility consumption in its property portfolio. Its core business does not have a significant impact on the environment.
During the development phase of constructing buildings, consultants are employed to advise on the environmental, health and safety aspects and thereafter to monitor compliance. Particular attention is given to energy and water-saving measures. This includes designing energy-saving techniques and using available technology to achieve sustainable benefits for the Company and its Tenants.
Through its property administration service providers it seeks to provide a safe, clean and secure environment in each of its properties. Our properties are maintained to the highest building standards.
SOCIAL IMPACT
The Company utilises its executive directors to manage the functions of property acquisitions and disposals, finance, and the monitoring of corporate governance policies. It has contracted out the property management function to experienced property administrators and has ensured that adequate controls exist at the administrator to protect the assets of the Company. Ingenuity indirectly contributes to wealth creation and job creation through the employment of building contractors for the refurbishment and development of its property portfolio. The Company employs four full-time employees other than the executive directors. The Company’s ability to achieve its strategic objectives is linked to the growth of the community in which it operates. It therefore focuses its socio-economic initiatives in the areas in which it operates.
GREEN STAR BUILDINGS
Glacier Place, situated in the Santam office complex in Tygervalley, was awarded a 4 Star Green Star Office v1 As-Built rating from the GBCSA.
Ingenuity was instrumental in the development of Aurecon 2 in Century City, Cape Town for Aurecon, a South African, Engineering Group. This building was awarded a 5 Star Green Star Design rating from the Green Building Council of South Africa GBCSA. Recently this building was sold.
GREEN INITIATIVES
Ingenuity has broadened its green initiatives by installing one of Cape Town CBD’s largest commercial PV solar plants on a single roof spreading over 3 000 sqm on the roof of its Parkalot building. A smaller plant was also installed on the roof of Atlantic Centre. The combined plant produces 780 000kWh per annum – an energy output equivalent to that required to power around 100 medium sized households. This plant will ensure that 724 tons of carbon dioxide (CO2) will be saved per annum.
